This includes managing rentals, maintaining the property, providing customer service, handling payments, and ensuring the site is secure and well-maintained. The role combines elements of office administration, sales, facility upkeep, and customer interaction.
Key Responsibilities:
Customer Service and Rentals:
Greet and assist customers in person, over the phone, or online.
Rent storage units, explain terms and policies, and complete lease agreements.
Provide excellent service to ensure customer satisfaction and retention.
Facility Management:
Ensure the property is clean, secure, and well maintained.
Conduct regular inspections of units, gates, lighting, and grounds.
Coordinate with maintenance staff or contractors for repairs or upkeep.
Sales and Marketing:
Promote available units and upsell products like locks or insurance.
Respond to inquiries and follow up with potential customers.
Maintain high occupancy rates through local marketing and outreach.
Office Administration:
Process payments, issue receipts, and maintain accurate records.

Handle delinquent accounts and assist with auctions or lockouts if necessary.

The self-storage maintenance man plays a key role in ensuring the facility operates smoothly and presents a clean, secure, and well-maintained environment for customers. Duties include performing routine maintenance tasks, addressing minor repairs, monitoring the property for safety or security issues, and supporting management with operational needs.
Key Responsibilities
Facility Maintenance:
Inspect units for damage and cleanliness.
Repair doors, latches, lights, and other minor issues.
Maintain HVAC systems if applicable (for climate-controlled units).
Groundskeeping:
Keep the property clean and free of debris.
Mow lawns, trim bushes, remove weeds, and maintain landscaping.
Clear snow and ice during winter months (if applicable).
Janitorial Duties:
Sweep, mop, and pressure-wash hallways and walkways.
Empty trash bins and clean common areas (like offices and bathrooms).
Security Monitoring:
Inspect perimeter fencing, lighting, and gates.
Report or respond to suspicious activity or unauthorized access.
Customer Support
Assist tenants with access or minor issues.
Help with lock replacements or door jams.
Inventory and Supplies:
Keep track of maintenance supplies and tools.
Notify management when items need restocking or replacement.
